The Real Estate Analyst Senior role has primary responsibility for:
As the Lease Administrator your role will be closely tied to the oversight and execution of all lease and payments ranging from lease payments to CAM reconciliations. In addition, you will be actively involved with projects that help business units plan future lease budgets and also to ensure our reporting activities are SOX compliant.
Currently, we are seeking qualified candidates for a Real Estate Analyst Senior opening to join our Finance/Real Estate organization.
What You Will Do
- Administration of an international portfolio of approximately 68M square feet
- Manage companys real estate database including user set-up, training and custom report design
- Maintain, update and ensure accuracy of portfolio database
- Process lease payments of approximately $30M annually
- Track and report on all critical lease expirations and option deadlines
- Review and analyze all rent obligations including common area maintenance, real estate taxes, insurance, etc.
- Perform desktop audits of operating leases reconciliations submitted annually by Landlords
- Review all invoices for accuracy and report dollars saved as a result of verification process
- Interact with Landlords, internal real estate team members, Auditors, Accounting, I.T., Legal and Tax teams to resolve issues and to provide information as needed
- Prepare annual reports for Auditors
- Provide senior management with reports on portfolio for strategic planning initiatives
- Ensure compliance of SOX laws regarding Operating Leases
- Oversee Lease Administrators in Mexico and other Regions
Job Requirements
What You Need to Succeed
- Bachelors degree in Accounting or Finance or Related Field, MBA preferred
- 5+ years relevant work experience
- Knowledge of real estate principles, law, lease administration and ethics
- Ability to read and interpret complex lease language
- Proficient in lease management software
- Knowledge of landlord-tenant responsibilities
- Ability to be highly organized and detail oriented
- Excellent communication, analytical, and teamwork skills with all levels of management
- Excellent time management skills & ability to prioritize
- This position requires execution of Whirlpools Non-Disclosure and Non-Competition Agreement.
